By using Caprately, you agree to these terms. If you don’t agree, please don’t use the service. We may update these terms as the product changes; continued use after an update means you accept the revised terms.

Caprately provides real estate underwriting calculators, a deal-screening feed, a portfolio tracker, and AI-generated summaries. Everything it produces is for informational and screening purposes only, to help you decide which deals are worth a closer look.

This is the part that matters most. Caprately does not provide financial, investment, legal, accounting, or tax advice, and using it does not create any advisory relationship.

• Estimates, scores, verdicts, and AI outputs are approximations based on the numbers you enter and standard assumptions. They can be wrong or incomplete.
• AI-generated memos are produced by an automated system and may contain errors. Treat them as a starting point, not a conclusion.
• Always independently verify taxes, insurance, rents, condition, and every other figure with qualified professionals before making an investment decision.
• You are solely responsible for your own investment decisions and their outcomes.

When using Caprately, you agree not to:

• Abuse, overload, or attempt to circumvent rate limits on the service or its AI features.
• Scrape, resell, or redistribute the service or its outputs as your own product.
• Reverse-engineer, probe, or disrupt the security or integrity of the service.
• Use the service for any unlawful purpose or in violation of any applicable law.

The figures you enter are yours. Saved deals and portfolios are stored in your own browser, as described in our Privacy Policy. You are responsible for the accuracy of the information you enter.

The Caprately software, design, branding, and content are owned by Caprately and protected by applicable law. You may use the service for your own real estate analysis; you may not copy, resell, or repackage it.

The service may reference or link to third-party sites and providers (for example, listing links you paste, or our AI and hosting providers). We are not responsible for the content, accuracy, or practices of third parties.

The service is provided “as is” and “as available,” without warranties of any kind, whether express or implied. We do not warrant that the service will be accurate, uninterrupted, error-free, or that any result will meet your expectations.

To the fullest extent permitted by law, Caprately and its operators will not be liable for any indirect, incidental, or consequential damages, or for any investment losses, arising from your use of — or reliance on — the service or its outputs.

Caprately is offered free while in early access. We may change, suspend, or discontinue any part of the service, and we may restrict access for anyone who abuses it, at any time.
