Privacy Policy

We keep data collection to the minimum needed to run the product:

• The numbers you enter. Purchase price, rent, and the other assumptions you type into the calculator are used to compute your analysis. Most of this is processed in your browser and never leaves your device.
• Saved deals & your portfolio. When you save a deal or add one to your portfolio, it is stored locally in your browser (using localStorage) — not on our servers. Clearing your browser data removes it, and it does not sync across devices.
• AI requests. When you generate an AI memo, the relevant deal figures are sent to our AI provider (Anthropic) to produce the response. That data is used only to generate your result and is not used to train their models.
• Basic usage analytics. We use privacy-friendly product analytics to understand which pages are used. It records aggregate, anonymized signals (page views, rough region, device type) and does not use cross-site tracking cookies.
• Server logs. Like any website, our hosting keeps short-lived request logs (including IP address) that we use to keep the service secure and to prevent abuse of our AI features.

• We don't sell, rent, or trade your personal information.
• We don't build advertising profiles or run third-party ad trackers.
• We don't require your name, email, or a login to use the calculator, feed, or portfolio.

We don’t use advertising or cross-site tracking cookies. We use your browser’s local storage to remember the deals and portfolio you choose to save, and our analytics may use minimal, privacy-preserving measurement. You can clear this at any time from your browser settings.

To run Caprately, we use a small number of service providers:

• Anthropic — generates the AI investment memo from the figures you submit.
• Vercel — hosts the site and provides the privacy-friendly usage analytics.
• Optional licensed property-data providers, used only if you paste a listing link, to look up public address information. Nothing you enter is scraped from listing sites.

Each provider processes data under its own terms and only to deliver the feature.

Saved deals and portfolio data stay in your browser until you delete them or clear your browser data — we can’t see or recover them. Server request logs are retained only briefly for security and abuse prevention.

• Delete your saved deals and portfolio at any time from within the app, or by clearing your browser's site data.
• Use the calculator without ever generating an AI memo if you'd prefer nothing is sent to our AI provider.

Caprately is intended for adults making investment decisions and is not directed at children. We do not knowingly collect information from anyone under 18.

We may update this policy as the product evolves. When we do, we’ll revise the “last updated” date above. Material changes will be reflected here before they take effect.
